Kohima Rentals ("we", "the platform") is an online marketplace that lets property owners list rental houses, hotel rooms, home stays and paying-guest accommodation, and lets tenants discover, contact, visit and book them directly. We are not a party to any tenancy or stay agreement between owner and tenant.
Brokers, agents and intermediaries are NOT allowed to list on Kohima Rentals. Every owner must affirm on each listing that they own or are legally authorised to let the property and that they will not charge any brokerage to tenants. Our team calls and verifies new owners; listings may be flagged, marked 'Broker Reported', or removed if this pledge is breached. Tenants must never pay brokerage to anyone in connection with a listing.
You must be 18 or older. Keep your login details confidential and provide accurate name, email and mobile details. We may suspend accounts involved in fraud, harassment, misrepresentation or repeated policy breaches.
Owners are responsible for the accuracy of photos, rent, availability and descriptions. Owners must confirm availability when prompted (every 3 days) and mark a property as rented when it is no longer available. Verified listings display 'Verified by Kohima Rental Team'; unverified ones display 'Pending Verification'.
Listing is free. Contacting owners and booking online are free for the first six months after launch; thereafter tenants pay a small contact-unlock fee (₹20 for Rental Houses, ₹50 for Home Stays and Paying Guest, none for Hotel Rooms). Owners pay a one-time platform fee of 10% of the total rent on every successful booking, which is deducted from the online advance where applicable or collected by our team for offline bookings.
Rental Houses, Home Stays and Paying Guest stays are booked online with a fixed booking fee of ₹1,999; Hotel Rooms must be booked online with the full listed amount paid in advance. ALL ONLINE BOOKING PAYMENTS ARE FINAL: bookings cannot be cancelled and no refund is provided, including where the tenant changes plans or does not move in. A booking remains 'Pending Owner Acceptance' until the owner (or our team on the owner's confirmation) accepts it. If an owner rejects a booking, our team will contact both parties; the platform fee still applies to the transaction as processed.
Any balance beyond the online advance is paid by the tenant directly to the owner at move-in. Kohima Rentals does not hold or guarantee this balance. Owners receive the surplus of the online advance (advance minus platform fee) after accepting the booking, as shown in their Payout Ledger.
If a tenant books a property with the owner after a site visit arranged through the platform, the tenant must mark 'Stay Booked with Owner' and the owner must pay the 10% platform fee when our team contacts them. Circumventing the platform to avoid fees is a breach of these terms.
Online payments are processed by Razorpay. By paying you agree to Razorpay's terms. We store transaction references and issue PDF receipts.
By creating an account you agree to receive transactional in-app, push, SMS, WhatsApp and email messages about visits, bookings, chats, listing check-ins and verification. You can manage push permissions in your device settings.
You retain rights to photos you upload and grant us a licence to display them on the platform. Do not post misleading, discriminatory, unlawful or offensive content. Reports of broker activity are reviewed by our team.
The platform is provided 'as is'. We do not guarantee the condition, legality or availability of any property, or the conduct of any user. To the extent permitted by law, our liability is limited to the platform fees you paid us in the preceding three months.
You may delete your account at any time from your profile. We may update these terms; continued use after changes constitutes acceptance. Governing law: India; courts at Kohima, Nagaland.
