Charges & Fees

Listing is always free for owners. Platform fees are now active. Below is exactly what tenants and owners pay. Prices are in Indian Rupees (₹) and inclusive of GST unless stated. We never charge brokerage.

Rental House & Paying Guest
  • Tenants pay a one-time ₹100 contact fee per property to unlock the owner’s contact details. This fee is non-refundable.
  • Rent, deposit and any booking amounts are paid directly to the owner — Kohima Rentals does not collect or hold them.
  • No platform commission is charged to owners for these categories.
  • After a visit, tenants mark “Stay Booked with Owner” so the listing updates — no extra fee.
Hotel Room & Home Stay
  • Browsing, photos and details are free for tenants.
  • These are booked online only, with the full listed amount paid in advance.
  • Owners pay Kohima Rentals a 15% platform commission on each successful online booking, deducted from the collected amount.
  • Kohima Rentals collects the full amount, then settles the owner weekly after deducting the commission and any applicable charges.
  • Displayed prices are inclusive of GST. A tax invoice showing the CGST/SGST breakup is available for every online booking.
  • The platform commission and all paid fees are non-refundable once charged.
Cancellation & refunds
  • The owner must accept within 10 minutes (Hotel Room) or 4 hours (Home Stay). Once accepted, all payments are final — no cancellation, no refund.
  • If a paid booking is not accepted in time, it auto-cancels, the tenant is refunded in full, and a ₹200 no-acceptance fee is charged to the owner.
Payments
  • Online payments are processed securely by Razorpay; by paying you accept Razorpay’s terms.
  • We store only transaction references and issue a PDF receipt for each online payment.
  • For Rental House & PG, payments to the owner happen outside the platform and are not held or guaranteed by Kohima Rentals.
